- 136 Clearlake Drive - Sold for $1,975,000 on 10/20/22. In Marsh Landing. Similar Square footage (5,351 vs. 5,176). Both have 5 bedrooms. Both have pools and jacuzzi's. Roof is only 4 years old vs. 15 years old.
- 177 CLEARLAKE DR- Sold for $1,825,000 on 07/15/22 in Marsh Landing. Very similar Square Footage (5,243 vs 5,176). Both have 5 bedrooms. Has a Lake view. Has a pool, no jacuzzi. Roof is only 8 years old vs. 15 years old. Water Heater is 3 years old.

- I questioned the square footage. Apparently seller is "protected" and file is supposed to be "private" in St. Johns County. I questioned/asked for elevation certificate.
- Dawn was annoyed from the beginning that the offer was "low".
- We reached an agreement on Thursday 10/27/22
- Inspection was done on Monday 10/31/22 - Halloween - Day 4 of the contract
- Roofer came out on Thursday, Nov. 3rd - Day 7 of the contract - got estimate on Saturday, Nov. 5th.
- Bulkhead Inspection was done on Friday, November 4th, 2022 - Day 8
- RRTA was submitted on 11/6/22 - Sunday. Could have submitted on Saturday 11/5/22 but I was in Sewanee and didn't get it done. It was submitted on the 10th day but.......the inspection period started on a Friday so the first 3 days were "chewed" up by going under contract on a Thursday.
- They got back to us about the RRTA on Tuesday, Nov. 8th (at the end of the day) because they wanted to get a roof estimate of their own - SPS roofing.
- We took from late Tuesday, 11/8 to get back to them with our "final" response to their counteroffer on the RRTA Saturday, 11/12/22 at 8AM. (4 days later). It took me a few days to get in touch with their roofer (and ours) to compare the differences in the quotes and to get in touch with Setzer's regarding microwave. And........oh, by the way, we also had a hurricane and the world was shut down on Thursday, 11/10/22!! Dr. Patel was also on call and that was the week Megan quit which led to quite a lot of chaos. I also had several conversations with Vishal about how to distribute the credit.
- Sellers signed the RRTA on Saturday 11/12/22 -- 1.5 hours after I sent it to them.
- I did suggest to Vishal that we not "nit pick" about the microwave and roof credit -- but.....he insisted.
- Dawn was annoyed that we were "nitpicking" them over the credit amount
- Look for the assessment re: the road-- Dawn said.....If you read it, you can see that it's optional
